Summer is just about over, and so far it been a pretty strong year in the Real Estate market. Certain price brackets are still experiencing a strong Seller market, while others are pretty balanced. Overall, pretty healthy. Having said that, lets talk common sense about pricing your home right.

Pricing your home correctly is the number ONE key element in attracting buyers, getting activity and getting offers. Any house will sell for the right price. With the active strong market we have seen over the past 2 years, some sellers are able to ask a bit more and achieve it, based on the current activity in their price bracket, the inventory levels and the condition of the home. That is not the case for everyone so be very careful. The most activity on a home listing happens within the first 3 weeks. So be very thoughtful going forward with your decisions.

Price is reflective of comparable sales, active market competition, overall market activity and economic conditions. In addition and equally important is the condition of the home and the staging. Looks mean everything is selling. Yes, the yard and exterior has to shine as well as the interior. Pricing is also NOT reflective on what you paid for your home 3 or 5 or 10 years ago. If you overpaid be prepared for a financial pinch. Put yourself in the buyers shoes and be realistic.

Fall is our 2nd strongest market and we should see steady activity in sales til the middle of December.
